Complete internal home renovation and re-modelling of 5 bedroom family home.
With a number of owners leaving their mark in the form of DIY renovations, this house had been left in a state for many years. As the owners were looking
to sell, they wanted to modernise the house to get the best sale price possible.
The existing linings had to be removed and Cain Built worked with the clients re-designing the layout with certified plans of rooms to create functionality and maximise the spaces the house had to offer: 5 bedrooms, living and dining, 3 bathrooms, kitchen, internal access garage and a large rumpus.
Adding selling power was the redevelopment of the unused rumpus area. The client initially had ideas of creating a man cave with a bar, though Cain
Built suggested instead opting for a kitchenette to broaden the market appeal and give potential buyers a number of options for its use.
With some clever re-modelling, a number of doors and internal walls were modified, allowing for isolation of this downstairs area from the rest of the house. With its own access via the garage, this space could be used as a living room, home office, a self-sufficient guest wing or a Granny flat.
Cain Built also gave direction regarding the landscaping of the property. We advised them not to over capitalise on landscaping the property, as this could be quite polarising for buyers, which can affect their end sale price. The clients came to agree that a good blank canvas was the best option,
allowing the buyer to create their own ideal outdoor living space, and when the house went to market,the clients were wrapped with the final sale price.

It is with pleasure that I testify as to the character and ability of Tim Cain.
Tim was contracted by myself on behalf of my daughter Jaime to do a rebuild of her residential unit at 18 Ascot Avenue in Devonport Auckland.
The building work comprised of stripping the original linings and rebuilding interior walls and new joinery, including the addition of an ensuite and an extra bedroom. Extensive decks and wooden walkways were incorporated in the total job.
Tim approached the project with an organised mind and liaised with us in a professional manner, he explained the implications of the resource consent
and building process and largely took this under his responsibility, thereby relieving us of this task.
Tim’s workmanship was excellent and timekeeping 100%. It was always pleasing to see the boys working in all conditions with enthusiasm and
humour. Tim was unfazed by bad weather, difficult situations or council paperwork. I was always impressed with the way Tim rolled his sleeves up
and helped with the heavy duty stuff. As the project rolled on, Tim worked with subcontractors and building inspectors well and on a number of occasions I witnessed him taking a strong stand to ensure the project was not held up.
As the project came to the end Tim ensured that all inspections were ticked off and a final Code of Compliance was issued.
My daughter and I were delighted with Cain Built and would have no hesitation in recommending Tim and his team to anyone wishing to have a project managed and built professionally from start to finish.
