With a number of owners leaving their mark in the form of DIY renovations, this house had been left in a poor state for many years. As the owners were looking to sell, they wanted to modernise the house to get the best sale price possible.
The existing linings had to be removed and Cain Built Ltd worked with the clients re-designing the layout
of rooms to create better functionality and to maximise the spaces the house had to offer; 5 bedrooms, living and dining, 3 bathrooms, kitchen, internal access garage and a large rumpus.
Adding selling power was the redevelopment of the unused rumpus area. The owner had an idea of a man-cave with a bar, but Cain Built Ltd suggested instead, opting for a kitchenette to broaden the market appeal by giving potential buyers a number of options for use.
With some clever re-modelling, a number of doors and internal walls were modified, allowing for isolation of this downstairs area from the rest of the house. With its own access via the garage, this space could be used as a living room, home office, a self-sufficient guest-wing or Granny flat.
Cain Built also gave direction regarding the landscaping of the property. We advised them not to over capitalise on landscaping the property, as this could be quite polarising for buyers, which can affect their end-sale price. The clients agreed that a good blank canvas was the best option, allowing the buyer to create their own preferred outdoor living space.
When the house went to market, the clients were rapt with the final sale price.
